Lots 35-38 were intentionally made wider and deeper than a typical Briar Ridge lot. While a typical lot is 100 feet wide, 200 feet deep and .46 acre; these lots are 105 feet wide, at least 220 feet deep and .52 to .59 acre. Lot 38 enjoys a position at the cul de sac end and adjacent to the fountain. The intention of the owners of lots 33 and 34 is to build one home across both lots making lots 35-37 even more attractive. Lots 36 and 37 because of staggered property lines should enjoy some front of lot golf course view. Each lot is value priced at $250,000. Any purchaser will be required to build a home with a minimum of 3,000 square feet of living space, 3,500 if the home is a two story.

Lots 27-30 are intentionally smaller than a typical Briar Ridge lot. Due to staggered lot lines lots 27 and 29 will enjoy some front golf course view. The owner of lot 31 is building a 4,000 square foot two story in the Spring of 2008. Each lot is value priced at $225,000. Any purchaser will be required to build a home with a minimum of 3,000 square feet, 3,500 if a two story.

Unless sold earlier, lot 26 will be the site of the 5,000 square foot Dan Sater designed, "Isabella". The buyers of lot 23 intend to build in the summer of 2008, in the 4,000 square foot range. Lot 26 will enjoy some front golf course view. The lot is value priced at $225,000. Any purchaser will be required to build a home with a minimum of 3,000 square feet of living space, 3,500 if a two story.

Lots 19,21 and 22 are designed for buyers wanting a slightly smaller yard than a typical Briar Ridge lot. The owners of lot 20 are building a 3,700 square foot two story in the Spring of 2008. Lot 11 has been selected as the site of the Stephen Fuller designed "Ultimate Entertainment Home." A testament to its timeless style and modern practicality, it was built in Kohler, Wisconsin as a joint venture between Kohler Co. and Food and Wine Magazine. The 6,000 square foot luxury home boasts two master bedrooms, including one on the first floor. Each of the two additional bedrooms offers their own bathrooms, appointed with stunning Kohler fixtures, and spacious walk-in-closets. The living room, great room, media room, and library all feature fireplaces that provide serene warmth and illumination. Furthermore, the oversized garage will hold four cars with room to spare. The exterior of the home has been modified to add windows and decks that will overlook the second hole's fairway and green and further augment the relationship between indoor and outdoor living. If Lot 11 sells prior to beginning construction, the "Ultimate Entertainment Home" will be moved to an alternate location. At 0.53 acre, the price of Lot 11 is $400,000. Any purchaser will be asked to build a home with a minimum of 4,000 square feet of living space.

At 150 ft. wide, Lot 10 is 1 1/2 times the width of a standard Briar Ridge lot. This creates a unique opportunity as a typical Briar Ridge lot can hold a 65 ft. wide home with a side drive and Lot 10 can hold a 112 ft. wide home. The availability of this foot print within Briar Ridge is extremely limited for two reasons. First, no other 1 1/2 lot equivalents remain in the existing Briar Ridge community. Second, with the highest quality golf course lots selling for $350,000 each in the past three years, a package of two lots is likely to approach or even surpass $700,000. Finally, Lot 10 offers sweeping panoramic views of the fairway and green of the blue golf course's second hole. Part of the lot nearly touches the green. For these reasons, Lot 10 at 0.54 acre is value priced at $500,000. Any purchaser will be asked to build a home with a minimum of 4,000 square feet of living space.

Lot 7 offers a home width which is comparable to that of Lot 10. The views from Lot 7 are also equally impressive; beginning at the tee of the third hole they continue down the lush green fairway. The views will be further enhanced by using excavated dirt from the homeÕs foundation to raise the grade of the lot to match the grade of the tee. Because Lot 7 is 0.70 acres and an average Briar Ridge lot is 0.46 acres, Lot 7 is value priced at $510,000. Any purchaser will be asked to build a home with a minimum of 4,000 sq. ft. of living space.

At 0.97 acres Lot 13 is one of the largest lots remaining within the development. Despite its sprawling size, the maximum footprint is limited by a crude oil pipeline that intersects the lot. For this reason, a large three-story home would be ideal for Lot 13. Not only would this create expansive views of the second hole and the protected wooded creek that frame the lot; but it would also provide for a quiet private space for a creek side swimming pool. Because of its sheer size and the unique location of Lot 13 it is value priced at $380,000. Any purchaser will be asked to build a home with a minimum of 4,000 square feet of living space.

Premium Creek Lot Options

Lot 15 is the only lot within the entire community that is bordered by both creeks that intersect Briar Ridge Country Club. The 0.58 acre site offers 173 ft. of curb appeal and 156 ft. of scenic creek side frontage. Furthermore, when the adjacent Outlot A is included, the actual creek frontage broadens to 300 ft. of natural splendor. The charming Shannon Bridge visible from the lot has been meticulously constructed to enhance the views rather than detract from them. With such expansive frontage, Lot 15 provides plenty of space for a 4,000+ sq. ft. ranch home such as Plan No. 8320L by Fillmore Design. This plan would allow for alluring creek views from the family, living, and breakfast rooms in addition to three of the bedrooms. Due to its street frontage equivalent to 1 1/2 lots, picturesque location, creek frontage, and large overall size, Lot 15 is value priced at $350,000. Any purchaser will be asked to build a home with a minimum of 3,000 square feet of living space, 3500 if a two-story.

At a vast 1.28 acres Lot 16 is one of the largest lots within all of Briar Ridge. With the creek bordering the entire Southeastern side and large trees framing the remainder of the lot it offers optimum natural views and the pinnacle of privacy. As a single lot it is value priced at $390,000; however, as a unique investment opportunity it can be combined with Lot 17 to create a massive 1.59 acre site for $500,000. If the lots are purchased as a package one can be used to house a sport court, pool, or garden and resold for a profit at a later date. Any purchaser will be asked to build a home with a minimum of 3,000 square feet of living space, 3500 if a two-story.

At 0.45 acres Lot 39 is as large as the majority of Royal Dublin creek side lots. Not only does it border one of the creeks, but the second flows directly across the street. A patch of grass and trees where the creeks lazily meander into one another creates an idyllic place for sharing conversation over a picnic or simply unwinding with a good book. The lot is value priced at $275,000. Any purchaser will be asked to build a home with a minimum of 3,000 square feet of living space, 3500 if a two-story.

An ample 0.60 acres, Lot 1 offers both golf course views and 175 ft. of creek frontage as its rear property line. Also, the front of the home will overlook the flow of the elegant cul de sac fountain. The lot is secluded from the adjacent Nipsco substation by large mature evergreens. For these reasons, Lot 1 is a superlative site for a three-story balconied home that fully takes advantage of the superior frontal and rear views. Lot 1 is value priced at $330,000. Any purchaser will be asked to build a home with a minimum of 3,000 square feet of living space, 3500 if a two-story.
